PRE-SITE PROCESS
Initial Consult
Time Allocation 1 Week
Meeting held where discussions are had regarding the design brief to get an understanding of the client’s design, specification and inclusion requirements. Discuss budgeting requirements to achieve desired results. A preliminary agreement document that explains the next stage is produced and needs to be signed off on prior to progressing to the Design Proposal Stage.
Design Proposal
Once the preliminary payment is received then the client will be contacted to arrange meeting for the briefing and design of their new Planned Home.
Time allocated: 4 – 6 weeks
Design Brief Meeting
Clients meet with the Planned Homes to give a full brief of their design and desired budget requirements for their new Planned Home.
House Design
The planned homes design team then sets to work on drawing sketch plans of the project, including a front elevation and perspective views. A complete Firm Price Proposal is then produced including Cover letter and costing of the design.
Proposal Presentation
Once the proposal is complete a meeting is arranged to present the proposal design and costing to the client.
Proposal Acceptance
Once any alterations (if any) are made to the sketch plan and costing and the client is comfortable with everything the proposal is signed off on and we can then proceed into the Documentation Stage.
Documentation & contract
Once the Proposal has been signed off and the preliminary payment is received then we conduct a Feature/Level and Re Establishment survey of the land, order all Title/Instrument searches, Council/Water Authority information and preparation of complete contract documentation will commence.
Time allocated: 8-12 weeks
This will include:
- Full architectural working drawings
- Detailed specification
- Interior design and colour selection
- Structural engineering prepared – HIA building contracts
Contract Signing
Once all documentation and the final HIA contracts are completed and signed and the building contract initial 5% deposit are paid we can then proceed with the construction of your new Planned Home.
